This page contains links to information on cases coming before the Planning and Zoning/Local Planning Agency, Hearing Examiner and/or City Council. The City's Hearing Examiner meets the first Tuesday of the month.  The Planning and Zoning/Local Planning Agency meets the first Wednesday of every month. Occasionally, there are special meetings held.

The Planning and Zoning/Local Planning Agency is the recommending body for Future Land Use Map Amendments and Comprehensive Plan Text Amendments.  The Planning and Zoning/Local Planning is also the recommending body for revisions to the Land Use and Development Regulations and Annexations.  

The Hearing Examiner is the final decision making authority for the following cases: Appeals to Administrative Decisions, Special Exceptions, Marine Improvement Deviations (Docks), Variances, Non-Conforming Structure Special Exceptions (NCSE), Landscape Deviations, South Cape Redevelopment Incentive Program Applications, Non-Residential Design Standard Deviations and some Planned Development Projects.  The Hearing Examiner is the recommending body for Vacations of Plat, Zoning Amendments, and some Planned Development Projects.

The City has initiated this large-scale future land use map amendment for a large area in
Northern Cape Coral. This request is a follow-up to LU15-0004/Ordinance 59-15, which
placed ±4,000 acres from the Urban Services Reserve Area to the Urban Services
Transition Area.
In addition to the FLUMA, 57.13 acres (84 properties), are proposed to be amended from
the Urban Services Reserve Area to the Transition Area.
